LK2 Group led the architectural design and delivery of the Waterside Centre, Lincoln transformation, revitalising this prominent city-centre destination to enhance customer experience and secure its long-term future.
Delivered in carefully phased stages following the joint venture acquisition by Wykeland Group and Lincolnshire Co-op in June 2023, the scheme has introduced a cohesive design language across the centre, upgrading shopfronts, improving circulation, and restoring the historic High Street frontage. A sensitively designed timber shopfront strengthens the building’s architectural identity while reconnecting it with both the High Street and the adjacent canal, creating a more vibrant and welcoming environment.
The revitalisation has already delivered measurable success, with a 3% increase in footfall compared to 2022, and strong retailer commitment reinforcing confidence in the scheme. Major brands including H&M, Next and The Body Shop have secured new or extended leases, while the introduction of local independent operator, Seven Districts Coffee {link}, in the central mall has enhanced the centre’s food and beverage offer.
Completed in under two years, the project represents a significant investment in Lincoln’s retail core – balancing contemporary upgrades with heritage-led design – while continuing LK2 Group’s long-standing involvement with the centre and its ongoing evolution.
